Deck Installation

We dig footings below the frost line and set them on solid ground, not on whatever's easiest to reach with a shovel. From there we frame with pressure-treated joists at 16 inches on center, run the decking, and hang the rail last so the whole structure is square before anything's fastened down.

Deck Repair

Most repair calls are a soft board, a loose post, or a step that's started to bounce. We pull the bad boards back to solid framing, because a rotten joist under a good-looking board is still a rotten joist.

Deck Staining & Sealing

Untreated wood grays and starts to crack within a season or two out here, especially decks that get full afternoon sun. We pressure wash first, let it dry a couple of days, then seal it, and we won't stain over wood that's still wet no matter how tight the schedule is.

Custom Deck Design

Some yards need a single-level deck off the back door, some need three levels tied together with stairs because of a slope. We figure the load path down to the footings before we ever price it, and walk you through where the stairs and rail lines will actually land.

Composite Decking Installation

Composite doesn't rot, but it still has to sit on a proper frame. Boards like Trex and TimberTech expand and contract more than wood does, so we leave the manufacturer's spec gap and use hidden fastener systems instead of face screws.

Deck Railing Installation & Repair

Code calls for balusters spaced so a 4-inch sphere can't pass through, and a top rail that can take real lateral load, not just look sturdy. We rebuild sections that have started to lean, and we won't leave a post that wiggles even a little.

Screened-In Deck Construction

We frame the screen panels off the existing deck or build them into a new one, and flash the roof line so water doesn't track back into the house. It keeps the bugs out in July without turning the deck into a room you have to condition.

Deck Resurfacing & Board Replacement

If the frame's still solid but the boards are cupped, splintering or just outdated, we strip the decking and reset new boards on the existing joists. It costs less than a full rebuild and it's usually done in a day or two.

Multi-Level Deck Construction

Stacked decks and stairs between levels put more load on the footings and the ledger than a single flat deck does. We size the beams and posts for that extra weight up front, instead of finding out it's undersized after somebody's standing on it.

Deck Framing & Structural Repair

This is the part nobody sees once the boards go down, which is exactly why it gets skipped by builders in a hurry. We replace rotted rim joists, re-flash ledger boards that were never flashed right the first time, and reset footings that have started to heave.

Questions that come up once a deck project actually gets underway.

Do I need a permit to build a deck?
Most decks attached to a house and higher than 30 inches off the ground require a building permit covering footing depth, ledger attachment, and railing height. Ground-level decks under that height sometimes skip the permit requirement, but local codes vary by county.
How long does it take to build a deck?
A standard single-level deck usually takes one to two weeks from footings to finished boards, weather permitting. A multi-level deck with stairs, built-in seating, or a screened enclosure can take three to four weeks.
Can you build a deck to fit my budget?
Pressure-treated pine costs less upfront than composite decking and keeps the total project cost lower, though it requires restaining every couple of years. A simpler rectangular layout without multiple levels or a screen enclosure also keeps labor time and cost down.
Do you offer a warranty on deck work?
Workmanship warranties on deck construction typically cover framing and installation defects for one to a few years, separate from any manufacturer warranty on the decking material itself. Composite decking brands like Trex and TimberTech usually carry their own material warranties against fading and staining.
Will I deal with a project manager or the crew directly?
On most deck jobs, the same person who measured the yard and wrote the quote is on site during the build, especially with smaller crews. This cuts down on details getting lost between the estimate and the actual construction.
What decking material should I choose?
Pressure-treated pine is the cheapest option but requires sealing every one to three years to prevent graying and cracking. Composite decking costs more upfront but doesn't rot, splinter, or require refinishing, which matters most for homeowners who want less upkeep.
Can I still use my yard while the deck is being built?
Most of the yard stays usable during deck construction except for the immediate work area around the footings and framing. Material deliveries and a dumpster or trailer parked in the driveway are usually the biggest disruption during the build.
Do I need to prepare anything before construction starts?
Clearing furniture, grills, and potted plants off the existing deck or build area is usually the homeowner's job before crews arrive. Marking the location of any buried sprinkler lines or invisible dog fence wires ahead of time also helps avoid mid-project surprises.
What happens if you find rot once the old deck is torn out?
Hidden rot in a ledger board, rim joist, or support post is common once old decking is pulled up, especially on decks over ten years old. A reputable contractor should flag it immediately and price the additional repair separately rather than building over compromised framing.
How do I take care of my deck after it's finished?
Pressure-treated wood decks have to be cleaned and resealed roughly every one to three years depending on sun exposure. Composite decks just need periodic washing with soap and water to keep mildew from building up in shaded areas, with no sanding or staining required.
